What is Specialist Disability Accommodation (SDA)?

Specialist Disability Accommodation (SDA) is housing designed specifically for people with extreme functional impairment or very high support needs. Under the National Disability Insurance Scheme (NDIS), SDA funding is provided to support participants who require specialist design features and assistance to live as independently as possible.

Our SDA homes feature modifications such as step-free access, reinforced walls, ceiling hoists, wider doorways and accessible kitchens and bathrooms. These design elements not only improve safety and comfort but also give residents greater freedom to move around and enjoy their home.

Categories of SDA

NDIS SDA funding is available under four specialist design categories, each with its own prescriptive requirements:

Improved Liveability

Housing with better physical access and extra features for sensory, intellectual or cognitive impairments.

Fully Accessible

Housing with a high level of physical access features for people with significant mobility challenges, for example manual or powered wheelchair use and no steps.

Robust

Very strong, durable housing built to reduce repairs and maintenance, suited to people who need help managing complex or challenging behaviours.

High Physical Support

Housing that includes extensive physical access features and specialist technology, such as ceiling hoists, backup power supplies and home automation.

Eligibility for SDA Housing

To be eligible for SDA funding under the NDIS, participants must:

Be aged between 18 and 65 when their plan was approved.
Have a permanent and significant disability that affects everyday activities.
Demonstrate an extreme functional impairment or very high support needs through an NDIS assessment.
Have SDA line items approved in their NDIS plan.
